Hilton Head Island is home to eleven gated, private communities known as plantations. The island is also home to many other popular neighborhoods which lack security gates and are referred to as Hilton Head General. Some are oceanfront communities, waterfront communities and marina communities. Hilton Head’s non plantation neighborhoods are attractive to buyers as they don’t carry the higher community association dues found in most of the gated plantations. Within these communities, the building restrictions are also more lenient. Some of the more popular off plantation communities include Folly Field, Singleton Beach and Forest Beach.
