Over 20 full-time security officers, most with either military or law enforcement experience, make up the security department on Hilton Head Plantation. A third gate-for visitors-is open seven days a week during the daytime, as is the Dispatch Center. Residents are given PIN numbers with which they can phone guards to allow their guests access.

History:

Just as General Fraser purchased land (later to become Sea Pines Plantation) in the 1960s, the Hack family owned the land of Hilton Head Plantation as well as that of Long Cove Club, Wexford, and Indigo Run. In 1971, Fred Hack agreed to a purchase offer for the HHP land from The Port Royal Group, who almost immediately resold the land for HHP to Charles Fraser. Fraser borrowed almost $30 million from two separate banks to finance HHP, but real estate sales were slumping and buyers were hard to find. So in 1975, due to the lack of payment on those loans, the banks offered to free Fraser’s debt in return for the deed to HHP. The banks next contracted with the Sea Pines Company to manage HHP but soon decided on bringing in Major General Howard Davis as a marketing consultant, to eventually become Hilton Head Plantation president, in the fall of 1976. Under Maj. Gen. Davis’ direction, HHP was able to improve HHP and increase sales to such a degree that the banks were finally able to sell HHP and regain some of their losses from HHP’s near-bankruptcy. The Melrose Company, organized in 1984 to develop Daufuskie Island, purchased Hilton Head Plantation in the mid-1980s and remains in ownership today.

Amenities:

Marina:

The full-service Skull Creek Marina, located on the Intracoastal Waterway, also provides access to Port Royal Sound and has a boat yard, fuel docks and a pump-out station. The 158 boat slips are available for rent or purchase, and can accommodate up to 200-ft boats.

Senior Living:

The Cypress is a well-known, award-winning living complex for independent senior citizens. Sitting on 100 acres, the Cypress possesses a clubhouse complete with activities programs as well as skilled and qualified nursing care/assistance for those over 62 who require it.

Athletics:

Golf and Tennis Four 18-hole golf courses are on site. The newest, at the Country Club of Hilton Head, has twice been a qualifying site for the U.S. Open, and is open to public play on a limited basis. Rees Jones designed two private courses in Hilton Head Plantation. The first, the Oyster Reef Golf Course, added a clubhouse in spring 1989; but Heritage Golf Group has recently taken over the Oyster Reef and has additional plans for a multi-million-dollar renovation including improvements on the green and completely rebuilding the clubhouse. The second, the championship par-72 Bear Creek course, is limited exclusively to 250 members. HHP’s fourth golf course is the Dolphin Head, the community’s original golf club. Gary Player and Ron Kirby are responsible for the design. Hilton Head Plantation is home to 12 Har-Tru clay courts at the private-access Spring Lake Racquet Club; two of the courts are lighted. Outside Fun: Seven miles of nature trails, two nature conservancies, and two miles of beach on Port Royal Sound collectively make Hilton Head Plantation the second largest plantation community on the island. Enjoy gardening at Seabrook Farms, swimming in the 25-meter community pool at Spring Lake Recreation Center, or hanging out at the Spring Lake Pavilion (all HHP residents and owners also have access to Spring Lake facilities). HHP's clubhouse has a heated indoor pool, ballroom/dining room, exercise complex, and pro shop; the Dolphin Head Beach Park and the adjacent playground/picnic area are extra features. Pinckney Island and its Wildlife Refuge are only a short trip away—you’ll pass them on your way onto the island, where Hilton Head Plantation is the first major community on the left.
