                                        Sam's Hilton Head Island Area Summer Update


Sunny &amp; Hot Greetings from Beautiful Hilton Head Island &amp; the surrounding area We're in full mode of the summer tourist season with the beaches crowded (but aware of not being &quot;too close.&quot;)  Obviously, the COVD is predominant on all of our minds and just to keep you up to date on our local rules, masks are mandatory in most places except the beach, restaurants while eating, golf  &amp; a few other places (but not many) Please be considerate &amp; abide by the rules here. Despite the pandemic, this has (&amp; continues) to be one of the busiest summers I can remember ever. And real estate here is HOT too as you'll see in the stats for June below.Regarding real estate (especially in this desirable area of Hilton Head Island) obviously, the numbers for the year are down for the most part because of the shut down for a couple of months, except some interesting analytics, among them an incredible UP  80.6 in Under Contracts (Pending) in June compared to June 2019  Also, the million $ -plus properties continue to stay HOT  I searched for condos &amp; homes from       $1 million-plus that have gone Under Contract or Closed from March 1 to July 15 in nearby Exclusive Palmetto Bluff and here's the link   For one of our Beachfront Resorts of Palmetto Dunes, here's that link   And in my 25 years here, I've never seen Sea Pines on &quot;fire&quot; as these stats show    Please keep in mind, these sales are only in 3 communities &amp; from March 1 to July 15. I think that tells you where the &quot;Smart Money&quot; is going. That is an amazing stat I think because of the changes that are happening in the world, buyers are realizing they may be able to work &quot;at home&quot; or they may not be ready to move here permanently but love the rental income they can receive in the meantime. I've even seen LLC's being formed to purchase Oceanfront Homes that are getting in the range of $300,000 annually in rental income just during the summerIf you're looking to take out a mortgage &amp;  want to take advantage of the extremely low-interest rates I would strongly advise having a local mortgage person here get you pre-approved. Let me know &amp; I'll have someone get in touch with you ~ it's easy Also please know it really helps with negotiations too It gives the buyer a little more &quot;power&quot; If it helps with your buying decision, let me know &amp; I can take a video or send you a virtual tour of your interested property. If you don't want to fly, driving here is very cheap right now since the gas prices are the lowest they've been in decades I think that's another reason why we're rebounding much quicker than other areas ~ we're definitely in driving distance. Another strong reason is over 70 of vacationers coming here rent condos or homes ~ that's money in YOUR pocket if you are looking for rental income. Charleston, Myrtle Beach &amp; other areas have mostly hotels/motels &amp; with the new social distancing, wouldn't you rather stay in a residence instead of a hotel when on vacation?

        <title>Protect your home from a hurricane. </title>

Your home is one of your largest investments, so protecting it from natural disasters is a top priority. Now that hurricane season has begun, what can you do to protect your home from possible storm damage?


Making a few simple changes now could minimize a storm’s impact on your home.


Outside


During a storm, dead tree limbs can get loose and cause damage to a home’s exterior or even puncture a window. Trim back any branches that are touching your home, especially if the limbs are touching your house. Keep trees well pruned to allow the wind to pass through with minimal damage. Broken limbs could land on your house or become missiles that can break windows during a storm.


Help prevent damage inside your house by having downspouts drain away from your home and clear your gutters of any debris. Blocked gutters during heavy rains can cause rain to spill over and cause water to pool near the foundation.


While you are outside, make sure you put away any items that can cause damage by the wind. Heavy winds can cause items like patio furniture and large toys to damage the exterior of your home. Put away your grill, kids’ toys, lawn furniture, flags, wind chimes or sculptures. If you have a shed, make sure its doors are closed tightly. You may also want to protect your outdoor air conditioning unit against airborne debris and projectiles by covering it.


Wind is a major threat to your roof, windows, doors and garage doors.


Garage - Most garage doors are not reinforced, and when the wind gets into the garage, it creates a positive push at the same time that the wind swirling above the structure creates a negative pull. That push-pull combination can cause the roof to fly off. You can strengthen your existing garage door by installing a vertical garage door brace and reinforcing it with horizontal wooden beams.


Windows - Storm shutters provide the best protection. Plywood is an affordable solution to protect windows without shutters. Don’t bother taping your windows, putting masking tape on the windows literally does nothing.


Roof – Examining your roof is a good place to start. The roof is the largest potential opening on the house. Consider hurricane straps to ensure your roof is bolted to the rest of your house. You should also inspect your roof tiles or shingles to make sure they are secure, are not cracked or missing. Use roofing cement to fix any loose tiles to prevent them from becoming loose during a storm and damaging the underlying roofing material. Seal any areas where wires enter the home, minimizing the chance of water damage during heavy wind and rain.


Take inventory. The last thing you want to be doing after you’ve been affected by a hurricane is to try to remember everything you had in the house.  The best way to document your items is to take a video or pictures that you can provide to your insurance company. It is also important to make sure documents, such as an insurance policy or mortgage papers, are stored in a safe deposit or fire safe box.

Getting your home ready for an open house can be a bit overwhelming when you are not sure where to start. Once the decision has been made to list your home, getting it in the right shape to sell is crucial.  Think about how many homes buyers will visit before they find ‘the one.’ Before opening your home to potential buyers, there are several steps you can take to make your home more inviting and make a really great first impression.


Start by taking inventory of all the items in your home. Buyers will not get a true feel for your home if they have to walk around clutter than can be easily cleared. Decide what items may be put into storage, donated, or even stay in a friend’s garage until moving day comes along. Homes that have less ‘stuff’ in them always show much better than homes that have not been decluttered. Personal photos, knickknacks, stacks of books or magazines – these are all things that should be removed while your home is on the market. While the big, comfortable recliner in the living room may be a favorite spot to sit, think about how much space would open up if it was moved. Even the garage should be organized and decluttered.


 The more open space that your home has, the more a potential buyer can picture their family in your home along with whichever furniture or decor style they happen to like. Rearranging furniture will help make the rooms in your home appear larger and more attractive. If someone in your home is a huge sports fan and has tons of memorabilia, why not pack it up temporarily and see what the walls look like again? This will also be a good indicator of whether rooms could use a fresh new coat of paint as well.





 


A clean home is an inviting home. All closets and drawers should be cleaned out and organized. Potential buyers will be interested in how much closet space your home offers. A clean, organized closet is certainly more appealing to everyone. While every house has a junk drawer, going through these drawers and eliminating the mess also make packing much easier.  Every room in your home should be cleaned. If you have carpeting, be sure it looks fresh and clean. Local hardware stores offer tools to help get your carpet quickly into shape, or there are also services that will come to your home and do this. If you have hardwood, make sure that is gleaming and clean. Sweeping may have to be done more often, especially if you have pets in your home.


 Bathrooms and kitchens should be scrubbed. Not even toothbrushes should be left out on the bathroom counter. Clear off the kitchen counters. Make sure the oven is clean (yes, buyers do open ovens) There should be no towels hanging about. The refrigerator should be cleaned out and organized as well. Don’t forget to clean other appliances, like the dishwater and microwave. There should be no food stains, water stains, or anything else that may look messy. Clean the faucet fixtures in both kitchen and bathrooms. A new kitchen mat can make a world of difference if the current one is not in the best shape.  Baseboards, ceiling fans, any other surface that may not normally get a routine cleaning need to be thoroughly dusted and cleaned.





 Don’t forget about the outside of your home. Your home should be appealing as soon as buyers drive up, so be sure to give it a good power washing. Make sure all windows and screens are cleaned as well. If you home has gutters, be sure they are cleaned out and in good shape. The front door should also make a great first impression. Check and see if the door could use painting. Consider the lighting fixtures as well, whether they need to be cleaned or even replaced. A brass door knocker can appear dated. Clean the walkway and get a nice new welcome mat. Some hanging plants, a bench, even a nice potted plant are simple ways to make your front entrance more welcoming. If there are numbers on your home or mailbox, be sure they can clearly be seen by buyers and are updated if they have seen better days. Ensure that the yard is in good shape. Grass needs to be mowed, flowerbeds should be mulched, toys should be picked up. If the back porch is a favorite place to spend time in your home be sure it looks inviting. Patio furniture should be washed down.


 It is hard sometimes to let go of the emotional attachments to our homes. Instead, focus on the joy that your home will bring the next family. Once your home has been cleaned, organized, and decluttered, it is easy to see why so many potential buyers will happily view it. When I say Shiplap what comes to mind? A Farmhouse with cozy blankets, fresh cut flowers on the entryway table and a basket of eggs waiting to be fried. Although Shiplap is a popular way to create an accent wall in your home, the original use for this modern look was different.





Shiplap was originally used for practical reasons, to keep the wind and weather out. Shiplap is thin wood boards that have two opposing rabbet joints that overlap each other. This gives the boards a tight seal to keep the wind, water, and weather out.


Before drywall began, Shiplap was used, but it was not exposed as it is today. Shiplap was originally used between a homes exterior and its structural framing. When wallpaper was invented, Shiplap became the base and was covered in cheesecloth or muslin to cover the seams and give wallpaper a grip.


Today, people are using Shiplap to decorate. From accent walls, bathrooms, to kitchen islands, it is popping up everywhere. It is a tasteful way to add texture and visual interest to just about any room. You can even add it to the ceiling


Modern shiplap also comes in many colors. You can keep the rustic wood feel of the wood, or paint the wood any color you choose.

Starting a vegetable garden can be done regardless of how much space you have. You can start your new garden in a large yard or in smaller areas like a terrace, balcony or even on your window ledge.





Just imagine sitting down to dinner and reaping the benefits of your hard work as you crunch on peppers, carrots or brussels sprouts.


The first step will be to create a plan. Where will your new garden go? How much time do you want to spend tending to your garden (this will determine what plants you will grow) and how to structure your space.


I recommend that you start small and learn as you go. If you plant too many, you are setting yourself up for failure. You will need to learn what will work for your garden and maintain it, which could be overwhelming. As the years go on, and you become better and better, you can add more beds.





Step one – where should the garden go? 


Once you have an idea of where you would like your garden to go, watch the area and note how much sun that area will get in a day. Most vegetables like sun, so you should avoid areas that have too much shade.


Some plants also need shelter from wind. If they are planted in an area with too much wind, the roots could be affected, and the plant can get wind burn.


Once you found the perfect area, you will want to prep the ground. Make sure you clear the soil of all weeds, plants and grass.





Step two – layout


Raised beds, traditional rows, square foot garden and so on. You will need to decide on the layout that will work for you.  In general, it’s a good idea to have garden beds 4 feet wide with a 2-foot path between them.


It is best to divide the area, depending on what you are growing. Example, if you would like root plants (such as potatoes) you would want that area separated from the area in which you grow legumes (such as beans). Your layout will depend on how many varieties you are growing.


You should also keep in mind that you will want to rotate your garden yearly. You will want to avoid putting the same plant in the same soil for four years to prevent build-up of pests and depletion of the soil’s nutrients.


I also suggest that you have a small path between sections. This will help when you are maintaining and picking food.


If you are not growing your vegetables in the ground, you can also use pots. If you are using this method, just make sure the pot you choose is large enough and placed in an area that will help the plant thrive.


Another layout is using raised beds. This method is typically used when you have a soil issue. Depending on where you live, and what you would like to grow will help determine if you need a raised bed. If you have a thin layer of top soil, you may need a raised bed to deepen the soil. You will want to learn the type of soil you have (sand, clay, chalk) before you can determine what you will need in your layout.





Step 3 – Planting


You will want to choose your plants based on the space you have. If you are limited on space, you should not plant space hungry crops such as corn, watermelon and pumpkins.


Trellising is also a great option if you are limited on space. Your plants can grow up rather then out. This is great for climbing varieties like peas, tomatoes and cucumbers. Make sure these plants do not grow in an area where they will provide too much shade to other plants.


You should also keep records of what plants you have planted in what beds, and how well they did. This will help you remember what you did that worked, and what did not work.


Tender plants – tomatoes, pepper and eggplants are all considered tender. These plants love heat and will grow best in a warmer climate. If you live in a cooler climate, make sure they are in a spot that will give them the most sun.


Vines – if you are planting crops that like to spread out and vine (melons, squash) make sure they are on the edge of your beds, so they do not cover your other plants.


Don’t overcrowd your garden. The plant will look small when you start, but in time they will grow and they will need room to do so.  Overcrowding plants or growing in poor-quality soil will set you up for failure.

One of my favorite spring-cleaning tasks is cleaning out my closets. My number one piece of advice; always take everything out of your closet and start fresh. After you have removed everything, you should dust, vacuum or sweep. Giving your closet a deep clean will help your clothing smell fresh.





Once you have a clean blank canvas, it will be easier to organize, sort and decide what you want to keep and what you want to donate. I recommend that you sort your clothes into several piles.


Out with the old, in with the new. A few smart steps can make all the difference when you're cleaning out and organizing your closet.


1) Keep- This pile is for the items you love the most and wear the most.


2) Donate- If you have not worn an item in a very long time, you should donate it.





3) Try On- This pile is for items you are not sure about, haven’t worn in a while and you do not remember how the item looks on you.  





4) Seasonal- This pile is for your favorite Christmas sweater or snowflake legging.  I suggest that you keep these items in a separate storage container.





I also suggest that you have good lighting in your closet.





Categories are important. Develop a system that you can remember. You can group all long sleeve tops together and color code them. When you organize your clothes by color, it helps you pair items together faster. You can also group clothes by where you will wear them (work, casual, dressy). If you live in a area that has multiple seasons, you can group using that category. 





I love open shelves in the closet. It helps you see everything and stay organized. When your closet is organized, everything is easier to find. That means you will always know where your favorite sweater is When you add shelves to your closet, you will want to customize them to work with the items you have. Example, if you have several pairs of tall boots, you will want to space the shelves to fit the boots. 





I also find that uniformity is important. I use matching hangers, containers, buckets and hooks to help keep my space organized. I have my closet divided into zones: shoes, work-out clothes, work, pajamas. This makes finding items simple and it also makes putting items away faster. I even have a section for &quot;not in the mood right now&quot;. Basically when I am tired and not in the mood to put an item away correctly, I will throw it in this section and put it away later, when I am in the mood.

Today, Hilton Head Island golf courses are known around the world for challenging play and outstanding resort amenities. But in 1969, Hilton Head Island was just a little-known Lowcountry treasure. So when Sea Pines developer Charles Fraser announced a PGA-level Tournament to be held at the newly created Harbour Town Golf Links over Thanksgiving weekend, people had their doubts. An unfamiliar course on a little-known island on a holiday weekend? There was no guarantee that the big names in golf would be there for the first Heritage Classic.


But when both Arnold Palmer and Jack Nicklaus (who had helped legendary golf course designer Pete Dye lay out the course) committed to play, people began to realize that the Heritage Classic was going to be something special. Palmer went on to win the inaugural Heritage Classic, his first victory in 14 months, drawing even more press coverage than usual. Commentators and journalists praised Dye’s new links course and soon everyone knew that Hilton Head Island was THE new resort destination.   Since then, much has changed. The RBC Heritage is now held the week after the Masters, and the original purse of $100,000 ($770,000 in today’s dollars) has jumped to $6.7 million. The fan base has grown, too, thanks in part to extensive TV coverage by both CBS and The Golf Channel. Each year, more than 100,000 spectators arrive from across the US and around the globe, bringing an estimated $96 million annually to the state. And each year, the RBC Heritage leaderboard features some of the biggest names and brightest stars in the sport. The list of past winners is a veritable who’s who of golf’s greatest players—Arnold Palmer, Jack Nicklaus, Bernhard Langer, Johnny Miller, Greg Norman, Nick Price, Tom Watson, Davis Love III and Payne Stewart are just a few of the names inscribed upon our champions' trophy. The RBC Heritage kicks off like no other event on the PGA TOUR. The past champion, Heritage Classic Foundation Board members, volunteers and state dignitaries parade around the Harbour Town Yacht Basin to the sounds of the Citadel's Pipe and Drum band. The past champion is presented with his Captain of Gentlemen Golfers plaque and continues the tradition of using an authentic hickory club to hit a featherie-style golf ball into the Calibogue Sound in unison with a cannon shot. Those shots officially begin the start of Tournament week and are a reenactment of a Royal and Ancient Golf Club of St. Andrews tradition dating at least to the mid-18th century. Many historians had believed a golf club outside Yonkers, NY, was the first to import the sport from Scotland in 1886. However, Sea Pines founder Charles Fraser uncovered a ship's manifest from 1786 that noted that &quot;golfer sticks&quot; and &quot;featheries&quot;—a pre-20th century golf ball made from boiled bird feathers and cowhide—had been shipped to residents in South Carolina and Georgia. His findings indicated golf may have arrived at Harleston’s Green in Charleston a full hundred years before it was played in Yonkers. Fraser honored that Scottish heritage by naming the PGA TOUR event the &quot;Heritage Classic.&quot; While much has changed over the years, the Tournament still maintains the unique Lowcountry hospitality and family-friendly fun that have made the RBC Heritage one of the best stops on the tour for both players and fans.
