Once the contract is accepted, the clock towards closing starts ticking. You'll have the home inspected, and the seller must have repairs completed within specific deadlines. Your lender will have the property appraised. If you change your mind and try to back out of the contract after this point, when the seller has already accepted and signed it, you stand to lose your entire deposit and/or you could get sued for damages by the seller.
