Ask for Closing Costs and Financing Incentives:

As part of your offer, you may want to request the seller to provide a financial incentive like paying all or some of your closing costs. It's common to ask the seller to provide funds that will buy down your interest rate for the first year or two. Such incentives can be especially helpful if you're tight on money or pushing your qualifying rates to the limit. Remember, though, to be prepared for the seller to be less willing to negotiate if you ask for incentives.
