Sam's Hilton Head Island Area Summer Update
Sunny & Hot Greetings from Beautiful Hilton Head Island & the surrounding area! We're in full mode of the summer tourist season with the beaches crowded (but aware of not being "too close.") Obviously, the COVD is predominant on all of our minds and just to keep you up to date on our local rules, masks are mandatory in most places except the beach, restaurants while eating, golf & a few other places (but not many!) Please be considerate & abide by the rules here. Despite the pandemic, this has (& continues) to be one of the busiest summers I can remember ever. And real estate here is HOT too as you'll see in the stats for June below.
Regarding real estate (especially in this desirable area of Hilton Head Island) obviously, the numbers for the year are down for the most part because of the shut down for a couple of months, except some interesting analytics, among them an incredible UP 80.6% in Under Contracts (Pending) in June compared to June 2019! Also, the million $ -plus properties continue to stay HOT! I searched for condos & homes from $1 million-plus that have gone Under Contract or Closed from March 1 to July 15 in nearby Exclusive Palmetto Bluff and here's the link For one of our Beachfront Resorts of Palmetto Dunes, here's that link And in my 25 years here, I've never seen Sea Pines on "fire" as these stats show! Please keep in mind, these sales are only in 3 communities & from March 1 to July 15. I think that tells you where the "Smart Money" is going. That is an amazing stat! I think because of the changes that are happening in the world, buyers are realizing they may be able to work "at home" or they may not be ready to move here permanently but love the rental income they can receive in the meantime. I've even seen LLC's being formed to purchase Oceanfront Homes that are getting in the range of $300,000 annually in rental income just during the summer!
If you're looking to take out a mortgage & want to take advantage of the extremely low-interest rates I would strongly advise having a local mortgage person here get you pre-approved. Let me know & I'll have someone get in touch with you ~ it's easy! Also please know it really helps with negotiations too! It gives the buyer a little more "power!" If you don't want to fly, driving here is very cheap right now since the gas prices are the lowest they've been in decades! I think that's another reason why we're rebounding much quicker than other areas ~ we're definitely in driving distance. Another strong reason is over 70% of vacationers coming here rent condos or homes ~ that's money in YOUR pocket if you are looking for rental income. Charleston, Myrtle Beach & other areas have mostly hotels/motels & with the new social distancing, wouldn't you rather stay in a residence instead of a hotel when on vacation?
