Hilton Head Island, sometimes referred to as simply Hilton Head, is a Lowcountry resort town and barrier island in Beaufort County, South Carolina, 20 miles northeast of Savannah, Georgia, and 95 miles southwest of Charleston. The island is named after Captain William Hilton, who, in 1663, identified a headland near the entrance to Port Royal Sound, which mapmakers named “Hilton’s Headland.”

The island has a rich history that started with seasonal occupation by Native Americans thousands of years ago, and continued with European exploration and the Sea Island cotton trade. It became an important base of operations for the Union blockade of the Southern ports during the Civil War. Once the island fell

Pets are very welcome on Hilton Head’s Beaches, but to ensure the safety of everyone, including your pets, the following rules do apply: Dogs are allowed on all of Hilton Head’s beaches, but not year-round. During the height of the summer – when crowds cover the beach and temperatures reach their highs – dogs aren’t allowed. But only during certain hours.

From the Friday before Memorial Day through Labor Day, dogs are not allowed on the beach from 10 a.m. to 5 p.m. With the heavy crowds and extreme heat, it’s probably not a good idea to take them anyway. Plus, you can take your dog out on the beach before 10 a.m. and after 5 p.m. all summer long. So yes, they still can enjoy the nice breeze, sandy shores and salty water.

It is very important to

On average closing costs run between 2%-5% of the purchase price. However, the buyer is not the only party that must pay fees at closing. Additionally the sellers will pay the Realtors commission in the sales transaction.

As a buyer, you’ll likely be responsible for a variety of fees and expenses that you and the seller will have to pay at the time of closing. Your lender must provide a good-faith estimate of all settlement costs. Your attorney conducting the closing will tell you the required amount for:

  • Down payment
  • Loan origination - This covers the lender’s administrative costs. It’s usually about 1 percent of the total loan but you can sometimes find mortgages with no origination fee.
  • Points, or loan discount fees, which you pay to

NAR (National Association of Realtors) shows that buyer demand is strong. Nationwide, the best time to sell a home to both maximize return and minimize time on the market is in spring. People tend to shop for homes as the weather gets warmer, making the spring market hot.

Many homeowners were reluctant to list their home over the last couple of years for fear that they may not find a new home to move in to, but with the market change, sellers are ready to list.

Today’s competitive environment has forced buyers to do all they can to stand out from the crowd, including getting pre-approved for their mortgage financing. Buyers know exactly what they can afford before home shopping. This makes the entire selling process much faster and simpler.

If you are trying to sell your home this fall, we have a few ideas that can help welcome buyers. Make sure you do not “over decorate” and take the focus off your home’s best features. Adding a few tasteful accents is all you need.

Before the buyers can see the indoor fall décor, you will need to make a great first impression. Play up that fall feeling with curb appeal. Clean up the yard, rake leaves, trim bushes, plant fall flowers like mums or paint “welcome” on a pumpkin by the front door.

Emphasize comfort by adding warm and cozy blankets & throw pillows to the sofa or chair. Choosing fall colors such as orange or red will remind the buyers of cozy fireside nights.

Add fall scents such as cinnamon or apples to your home. This can be

Single-Use Plastic Bag Ban

Single-Use Plastic Carryout Bag Law Goes Into Effect November 1, 2018

Stop by our office to receive your FREE reusable bag!

Reduce Reuse Recycle Go Green With US Town of Hilton Head IslandBeginning November 1, all retailers are prohibited from providing customers with single-use plastic carryout bags. An Ordinance passed by the Hilton Head Island Town Council affects all grocery and convenience stores, restaurants and other retail establishments.

The goal behind the single-use plastic carryout bag law is to improve the Town's environment, our ocean and waterways, and to protect our marine life. Marine birds and sea turtles, for instance, mistake plastic bag pieces as food. Plastics can cause blockages in the animal's digestive tract and subsequently lead to death.
