SO WHY DO I NEED A REALTOR?

Hearsay VS. Facts in Real Estate

REALTORS® and Buyers –hearsay vs. Facts

hearsay: You hire a REALTOR® to find you a property.
Fact: Yes, but that’s only a fraction of what a REALTOR® does. A professional Realtor is the number #1 source for information on Hilton Head. Quite often you may know the exact area where you want to buy. You may see a property on the Internet that goes on the market or a friend lets you know about something coming up. You hire a Realtor to acquire a property at the best value – to manage the entire process so you don't have to.

hearsay: I don't need to hire a REALTOR® to find a home.
Fact: Did you know that in the current market less than 5% of the properties available for sale ever get advertised or marketed directly to the public?*  Without the assistance of a REALTOR® you miss 95% of the homes, condos or investment property that might work for you. If your strategy is to visit open houses, professional agents will have information on these properties days ahead of the open house.  A REALTOR® can often show you the home before the open house is ever scheduled, so you can spend the right amount of time to evaluate whether it meets your needs. Please don’t forget - on Hilton Head, you are not the only one who thought of going to an open house. If it’s not already on the market, our marketing departments will find it for you
before anyone else does.
*Based on 2005 National Association of Realtors data.

hearsay: We will use the listing agent or buy directly from the builder.
Fact: The seller or builder is not going to sell you a home for any less because you are NOT using a REALTOR®, so why not have your own representation throughout the process? It is a little known fact that listing agents and builder representatives are legally and ethically obligated to serve the seller’s best interests.  Their job is to SELL, not to be sensitive to your needs.  When assisting you, they are still completely 100% obligated to do what’s best for the seller.  Another little-acknowledged fact…they almost always make more money when a buyer is not represented. Protect your interests and get the best value.

hearsay: You don't need to talk with a REALTOR® until you are ready to buy.
Fact: Would you wait until the day you are ready to retire before talking to a financial planner? Probably not. Making what, for most people, is the largest purchase of your life requires a well-executed plan. A real estate professional who is in our network will work with you as long as it takes to find you the property that fits your needs. Buying property is a process; the earlier we start working together, the more we can help.

hearsay: I can find a home on my own by searching on Realestates.com.
Fact: There has never been a better tool than Realestates.com on the Internet for consumers to view properties, gather data and learn about the Hilton Head Island market. Our technology has exposed local homes to millions of people all over the world.  We make sure our site is updated frequently. Unfortunately, the Internet is not perfect. In some cases, by the time the property is uploaded onto the web it might have already been sold.  At Hiltonheadrealestates.com we try to work in “real time.” As soon as we have new information, we pass it along to you exactly the way you want it.  That's why our real estate specialists and our site assure that you get the right
information in a timely manner.

hearsay: “High volume” agents are the best ones to use because they obviously know what they are doing.
Fact: High producing agents do sell a lot of property. Does it stand to reason that makes them the best?  Good question. One person can only be in one place at one time. Therefore, the high volume agent hires multiple assistants to allow them to work with many clients at once.  This means you will have limited time with the primary agent and most of your time will be spent with the assistants, not the person you hired. At realestates.com our agents specialize in the area that they know best, giving you the full attention to detail you deserve. Our structure is solid -service is the cornerstone and that is what our network was built on. We have specialists supporting you at every stage. As a result, our agent’s ONLY job is to spend time with you. We are high-producing and high-service, exceeding your expectations and delivering our best.

REALTORS® and Sellers – Myths vs. Facts

hearsay
: You hire a REALTOR® to sell your property
Fact: You, as the owner, sell your property. You hire REALTOR® agents like us to provide marketing, sales and administrative services – to handle the entire process so you don’t have to. The result, more money, less stress, and confidence you’re getting the best deal for you.

hearsay: Any real estate agent can sell my property.

Fact: As long as a REALTOR® is licensed in your state, he or she can legally sell your property A traditional local real estate company encourages their REALTORS® to work in the entire Hilton Head-Bluffton area, requiring the REALTOR® to be familiar with all of those areas. While this may sound good in theory, the reality is that nobody can be an expert in a large territory.

hearsay: I will save money if I sell my property myself.
Fact: By selling your home without a REALTOR®, you may not pay real estate commissions. This does not necessarily mean you save money, however. Purchasers tend to negotiate more when a real estate agent is not involved. If you price your property too high (especially in tough times) it will sit on the market unsold. Price it too low and you lose the money you think you may be saving.
More importantly, what is the value of all the time you will need to spend on the transaction?  Time is money. The time you spend on your real estate transaction reduces the amount of money you have saved by not hiring a REALTOR®. Our specialists maximize your transaction value by negotiating the highest price possible for you with the fewest headaches. It’s pretty simple – properties with the greatest amount of exposure are seen by the greatest number of interested buyers. Therefore they sell for the highest price.  Our network and Internet presence will drive buyers to your home using Hiltonheadrealestates.com professionals.

hearsay: It’s a hot market; the real estate agent’s job is easy.
Fact: Are you certain of your understanding of all the real estate laws in your areas? What if you receive multiple offers with escalation clauses and different levels of contingencies? Are you able to analyze your potential purchasers’ financial statements to determine how qualified they are to purchase your home? Contrary to popular belief, a significant portion of what a REALTOR® does occurs after a sales contract is presented.

hearsay: Demanding a lower fee from an agent will save me money.
Fact: Exposure is the key. The old saying “you get what you pay for…” is true. Saving money by paying a discounted real estate commission does not necessarily give you the highest value. Companies and agents that discount fees offset that reduction with lower levels of service, advertising, and personal attention. The result is usually more time on the market for your property, greater stress for you and a lower market price when your property finally does sell. Saving a buck and creating value are two different things. Value is found in the amount of time saved and stress avoided.  Hiltonheadrealestates.com’s area specialists can earn you the most money for your property.

fiction: All real estate companies are the same.
Fact: Frankly, there isn't a need in the marketplace for just another “regular company with regular agents.” We created hiltonheadrealestates.com because there is a need for an effective business model, with innovative real estate professionals who care for your needs.  Our innovative Internet site and our specialists (and their staff support departments) have generated amazing results. Our concept of assigning specialists to support your REALTOR® at each stage of the process has been particularly successful. All real estate companies - large, medium and small - use basic tools. And it can’t be denied that the “multiple listing service” (MLS) is a powerful tool amongst REALTORS® to market properties. But it takes more than common basic tools for sellers to realize the highest market value and complete a satisfactory transaction.
